Grassy Flats sits on Grassy Key, east of Marathon, and it is a resort with a kite school attached rather than a public Keys beach. The flat out front is wide and protected: shallow enough to stand up and walk in when it goes wrong, deep enough to crash without hurting yourself.
Channels run off it in several directions and experienced foilers use them. Bottom is mostly sea grass, some shells, the odd ray. November through April is the window, with 15-20 kt of clean north and east wind, December plus February-April the strongest stretch of it.
Learning here is a three-step progression: board skills on the cable, then kite handling, then open water with a coach on a jetski. The thing to settle before you arrive is access, because kiting is sold as instructor-led sessions and not as a launch you can turn up and use. Summer is hot, light, thunderstorm-prone.

2026: this is a private resort and watersports operation, not a public beach. Kiting is sold as instructor-led sessions and there is no self-launch product published for riders turning up on their own: cable-for-kiteboarding and intro-to-kite-flying sessions run $249 for one or two people (2026), kiteboarding lessons $150-200 per hour (2026), a guided downwinder $200 without instruction or $300 with (2026), and full packages reach about $849 (2026). Day-pass beach and pool access starts at $55 (2026) and does not include kiting. Watersports and tours are weather dependent and close in unsafe conditions. Confirm access, riding permission, the waiver and pricing with the resort before you travel.

Rider tips

  • Settle access before you pack: this is a private resort flat, not a public launch.
  • Book the first session through the school, since the channels, the tide and resort operations decide where you can safely ride.
  • Pack bigger than you would for a windy destination: 12, 14 and 15 m do most of the work, a 17 m covers the light days, 10 and 12 m for lighter riders.
  • Shuffle your feet in the shallows for rays and wear a rashguard; the sun off the flat is relentless.
  • When the wind dies, the on-site cable park is a session rather than a lost day.

Drive US-1/Overseas Highway to 58182 Overseas Highway on Grassy Key, just east of Marathon. From Miami/Fort Lauderdale, Florida Keys tourism routes visitors down the Turnpike to Florida City and then along US-1.
